Showing your property to Hometime’s exclusive buyers
- What you are agreeing to. You authorize Hometime Property Services Ltd.
(“Hometime”), the licensed real estate brokerage that manages this property for you, to show it
in the Hometime Owner Community on Hometime Invest
as a property whose owner is open to selling. It is shown in full only to buyers who have a current
Exclusive Buyer Representation Agreement with Hometime.
- Your property is not listed for sale. This is not a listing, and it is not
an agreement for Hometime to sell your property. It will not go on the MLS® System, it will not be
advertised to the public as for sale, and it has no asking price. It lets buyers who work with Hometime
know that you would consider selling if there is interest.
- Your figure. The high end of your value range is shown as the
“owner’s figure”: the price at which you would be interested in selling. It is your
figure, not an appraisal or an opinion of value from Hometime. It is not an offer to sell and does not
bind you. You do not have to accept any offer, at that price or any other, or sell at all. You can change
it here at any time.
- What those buyers see. The address and postal code; photos; the type and
number of units, with their bedrooms, bathrooms and size; each unit’s rent and whether it is rented;
the year built; your value range, low and high, and the gross income multiplier worked out from it; and
links to the units’ rental listings. Your name and contact details are not shown, and nothing about
your tenants is.
- What everyone else sees. Other visitors to Hometime Invest see only that a
property of this type, in this city, managed by Hometime, has an owner open to selling. No address,
figures or photos.
- Who Hometime acts for. Hometime represents those buyers, as their sole agent.
It is not your agent for selling this property, and agreeing to these terms does not make it your agent.
Because Hometime manages your property and also represents buyers who may be interested in it, it has a
conflict of interest, which it is telling you about now. If a buyer is interested, Hometime will tell you
that it acts for that buyer before it discusses the property with you.
- If you decide to sell. Nothing happens without your further written
agreement. Before Hometime provides you any service toward a sale, it will give you the Real Estate
Council of Alberta’s Consumer Relationships Guide and explain your options, which include having
another brokerage represent you, dealing with Hometime as a customer rather than a client, or, only if you
and the buyer both consent in writing, Hometime acting as transaction facilitator for both of you. Any fee
or commission would be set out in that written agreement. Agreeing to these terms costs you nothing.
- Your information. You authorize Hometime to share the information described
above with those buyers, for this purpose only. Hometime cannot control what a buyer does with what they
have seen. Buyers are asked to contact Hometime, not you or your tenants, and your tenants’ rights
under the Residential Tenancies Act are not affected.
- Your authority. You confirm that you own this property, or have the authority
of every registered owner to agree to these terms.
- Stopping. Untick “Open to selling” at any time and the property
comes off Hometime Invest straight away. It also comes off if Hometime stops managing it, and Hometime may
take it off at any time.
- Our record. Hometime keeps a record of when you agreed, the figures you set, any changes
and when you stopped, as the written record of your authorization.
